Real estate investing

Explore real estate investments with a local team.

You can own a property directly, or put money into a development company or fund that owns it. We explain the difference, help you buy directly, and introduce outside attorneys, tax advisors and sponsors where needed.

Who this is for

Investors comparing direct property ownership with participation in a development project or fund.

What our team helps you do

We represent you in direct purchases and introduce separate opportunities run by their own sponsors.

What happens when you contact us

A personal conversation about goals, timeline, and budget—legal and tax questions go to your own advisors.

Our role

As licensed agents at RETSY, we help you buy property you will own directly, and we can introduce you to separate development or private investment opportunities. The first conversation covers your goals, timeline, budget, preferred involvement and whether direct ownership or investing through a sponsor’s company or fund fits you.

Direct property purchase

You own the home or building. We represent you in the search and purchase.

Development companies and private funds

You invest in a company or fund run by a sponsor—the firm that organizes and manages the project. Terms come only from that sponsor's offering documents; review them with your own legal and tax advisors.

Luxury residential

Buying properties, improving them, and homes built for sale before a buyer is selected.

Residential development

Communities and development opportunities.

Commercial & mixed-use

Buying properties and development opportunities.

Our process

  1. 01

    Identify

Find and assess opportunities in relation to your objectives.

  2. 02

    Structure

Coordinate transaction and investment documentation with qualified legal, tax, lending, and project professionals.

  3. 03

    Coordinate

Support buying the property and coordination of the development, project, and marketing teams.

  4. 04

    Sale and distributions

For a direct purchase, we market and sell your property. In a development project, the sponsor sells or refinances the asset and distributes sale proceeds under the offering agreement; V Luxury Living does not control investor distributions.

Direct ownership, U.S. entities, and other eligible structures can be evaluated with qualified legal and tax advisors. We don't prescribe a structure or promise tax outcomes, and direct property purchases are distinct from participation in a development entity or investment fund.

Explore published development examples from Black Marlin Group. Direct property purchases and private-fund investments are different transactions, with different eligibility, documentation, and risks.
